Landlord Insurance
Essential for all landlords.
Do not use a standard residential policy.
Prepare a check list of all the points you want covered before you start looking.
- Tenant type – students, families, sharers
- HMO
- How many properties do you have, insurers like to have all policies for your portfolio and that may give you a better deal.
- Buildings Insurance should be for the rebuild cost.( https://abi.bcis.co.uk/)
- What cover do you need?
- Fire
- Flood
- Subsidence
- Malicious damage by tenants and/or their visitors
- Injury claims (tenants, visitors and others)
- Legal Expenses
- Employers Liability
- Rent Guarantee
- Landlord contents (for furnished or part furnished lettings)
- Are you an overseas landlord?
- Home Emergency
- Pet Damage
- Cover for void periods following a claim
- Provision of accommodation for tenants following a claim
- Void periods
- Tenant sub-letting
- Do you want to protect the excess amount payable on a claim?
There may be certain conditions attached to some policies. For example:
- For rent guarantee insurance the tenant may need to be referenced by a referencing company.
- Legal expenses cover may require that the landlord is fully compliant with legislative and regulatory requirements
- Buildings cover and malicious damage cover may both require regular inspections at specified periods, results of the inspection to be documented
